Dave & Dominique's case
When there is a rush and you get stuck
The bank suddenly pulled the plug.
Dave and Dominique are two busy entrepreneurs who bought a house in Cumbre del Sol. Things seemed to be going well, until the bank suddenly pulled the plug. The closing date was fast approaching, so they were in a hurry to find a solution. We succeeded, even though we had to act faster than we ever had before.
- Two entrepreneurs at their wits' end
- Mortgage and valuation arranged
- We still have lunch together regularly.
Challenge
The bank suddenly pulled the plug.
Entrepreneurs Dave and Dominique bought a house in Cumbre del Sol through a Spanish real estate agent. The agent referred them to Banco Sabadell, which set to work on the matter. That seemed to be going well, until the bank suddenly pulled the plug.
Dominique says: “We were already in the middle of the process; we had bought the house. We are both busy entrepreneurs.”
Buying a house as an entrepreneur already takes extra time, and in Spain, it takes even more. The closing date was fast approaching, so something had to happen in a very short time.
If the financing did not come through in time, it would cost Dave and Dominique 10% of the purchase price, a considerable amount. Moreover, it would shatter their Spanish dream.
Solution
Urgent case with translation
Dave searched for a solution via Google; he says: “I found Spaanse Hypotheek and contacted them immediately. I am very happy about that in hindsight, because Patrick Kruger immediately indicated that he would do everything he could to help.”
And that he was 100% confident that he could arrange it.”
We contacted the bank with which we have the closest relations. In the meantime, we asked Dave and Dominique to complete the file. They provided all the documents extremely quickly, allowing us to submit the complete file to the bank within one day.
Dominique explains: “It went lightning fast because Spaanse Hypotheek turned it into an urgent case. The translation was ready the very next day, so the complete file was ready for the bank. We noticed that the bank had a great track record; otherwise, you wouldn't get something like this done so quickly.”
Result
Arranged and appraised within 8 days
With the expedited case and the rapid translation of the entire file, we managed to secure approval from the bank within 3 days. We immediately arranged the property valuation, which arrived after just 5 days.
In concrete terms, the mortgage and valuation were arranged within 8 days, unprecedentedly fast in Spain. This was achieved thanks to the good cooperation with Dave and Dominique, and thanks to the warm working relationship we have had for years with the mortgage banks here in Spain.
Dave and Dominique are more than satisfied: “Patrick and Spaanse Hypotheek work quickly, professionally, and with attention to the client. We can recommend them wholeheartedly. Everything was finalized incredibly fast for us, so we are now thoroughly enjoying our Spanish villa.”
